Why this happens

Leaks on the Gold Coast follow the way the place is built. A big share of the housing here sits on canal frontage or near it, and that changes both what leaks and how it hides.

Salt is the first factor. Suburbs along the Broadwater and the canals get through outdoor plumbing far faster than anywhere inland. Copper that would have lasted decades in Nerang starts weeping in fifteen years at Biggera Waters.

Pools and irrigation are the second. Landscaped blocks at Hope Island, Broadbeach Waters and Clear Island Waters run irrigation systems that nobody inspects, and a pool top-up line can lose water for a year without anyone noticing anything except the bill.

The third is slabs. Most Gold Coast housing built from the eighties onward is slab on ground, and a leak in a pipe cast into concrete gives you almost nothing to go on. No wet patch, sometimes a warm spot on the floor, and a meter that will not stop turning.

Why is my water bill so high? Seven causes people miss

A bill that jumps without anything changing almost always means water is going somewhere. Here is where it usually goes, roughly in order of how often we find it.

    A toilet quietly running

    The single most common one. A worn flush valve lets water trickle from the cistern into the bowl day and night. It is often silent. Put a few drops of food colouring in the cistern, come back in an hour, and if there is colour in the bowl the toilet is your bill.

    An irrigation or garden line

    A cracked poly line under a garden bed waters the soil instead of the plants, and you never see it. Very common on acreage and anywhere with a reticulation system. Turn the irrigation off at the controller for a day and watch the meter.

    A pool topping itself up

    An auto top-up valve hides a leaking pool completely. The level never drops, so nothing looks wrong. If you have one, turn it off and mark the water level with tape for 24 hours.

    A leak under the slab

    Water in a pressurised pipe under concrete does not surface. The signs are a warm patch on the floor, a section of tiles that never feels cold, or a faint hiss with everything turned off. This is the one worth finding properly rather than guessing at.

    A hot water system relief valve

    The pressure and temperature valve on the side of the tank is meant to release occasionally. If it is dribbling constantly it is dumping hot water down the drain, and you are paying to heat it twice over.

    A dripping tap you have stopped noticing

    One drip a second is about 30 litres a day. Four taps doing it is a noticeable line on a quarterly bill, and washers are the cheapest fix in plumbing.

    A neighbour's line, or a shared meter

    In unit blocks and older duplexes the metering is not always what people assume. Occasionally the bill is high because it is not only your water.

The meter test settles it in twenty minutes: turn every tap off, note the reading, use no water for an hour, and read it again. If it has moved, you have a leak and it is worth finding before the next bill.

Slabs, and why they hide leaks so well

Most of the newer coast is slab on ground, and a hot water line running under a slab can leak for months without a mark on a wall. The first sign is usually the bill, or a patch of floor that feels warm underfoot.

Digging up a slab to look is the expensive way to find out. Acoustic and pressure testing narrow it to a spot first, so the opening is small and in the right place.

Leaks between units

In a townhouse or a unit block the water almost never appears where it started. It runs along a bearer or a slab edge and shows up in somebody else's ceiling.

Locating it properly is what stops two owners arguing about whose pipe it is. We find the spot and tell both sides what we found.

What you get at the end

A marked location, a photo, and a straight answer on what is leaking and why. Fixing it is priced on its own once the cause is known, because a weeping fitting and a cracked line under a slab are not the same job.

If the leak turns out to be on the council side of the meter, we tell you that, because then it is not your bill to pay.

Had an issue with our 16 year old toilet leaking from underneath the pan somewhere. Called Blake & he sent Lachlan out the following morning to diagnose & quote. Lachlan gave us 3 options, which was great. We chose the middle one, which included replacing all the internals, so hopefully we should be OK for another 16 years! Both Blake & Lachlan were great to deal with & Lachlan did a great job - definitely better than the original installation, which looked a bit dodgy! Happy to recommend.

Absolutely amazing service from the moment I got in touch with them, and in particular Blake. I explained to him my issue and he took the time and effort (completely unprompted) in providing steps of how he would tackle the problem. When it came time to actually have the issue physically looked at, Lachie gave me a call and let me know how far away he was; he arrived promptly and on-time, and was able to very quickly diagnose and provide a solution. I was quoted on the spot and not pressured whatsoever to have more things looked at than I needed to, which I very much appreciated. While I've got my fingers crossed to not have any further short-term issues with my property's plumbing, I'd wholeheartedly recommend these guys and gals to anyone willing to listen. I'm sure there are many other great plumbing businesses around the Gold Coast, but for my money I'd much rather support a local family-owned business providing a very honest and transparent service, who also aren't looking to bleed your wallet dry.

I called Blake to help locate a tricky water leak on our acreage property, he quickly identified multiple leaks on both the council and our side of the line and got them all fixed. He kept us informed every step of the way, and was incredibly responsive and professional, and a genuinely nice person. My water bill doubled and nothing looks wet. Why?

That is the standard hidden leak. Under a slab, under paving or in an irrigation line, the water disappears into the ground and you see nothing until the bill.

What is the average cost of leak detection?

Acoustic leak detection starts at $299, and before that there is a free pressure test and home check to establish whether there is a leak to find at all. There is no call-out fee. If the test says the plumbing is sound, you have not paid for a search nobody needed. Once a leak is confirmed and located, the repair is quoted on its own.

Could it be the pool?

Very often on the coast. A pool losing more than evaporation accounts for, or a top-up line that has cracked, will move your meter around the clock.

Does salt air really cause leaks?

It shortens the life of anything metal outdoors, and it is why waterfront suburbs get through outdoor taps, fittings and exposed copper much faster than inland streets.

Will you have to break the concrete?

Only over the exact spot, and only once we know where that is. Locating first is the whole point.
