Hot water systems give you warning. Lukewarm showers, running out halfway through, a rusty puddle underneath, or water that comes out discoloured. Those are the weeks before it fails, not the failure.
Most electric storage units last eight to twelve years, less near the coast where salt air shortens everything. If yours is past ten and playing up, you are usually looking at replacement rather than a repair that buys three months.
The part nobody knows about is the sacrificial anode. It is a rod inside the tank designed to corrode so the steel tank does not, and once it is spent the tank starts rusting from the inside. Almost nobody replaces one, which is why most tanks die of rust.
The one thing you should not do is wait for it to burst. A failed tank empties its whole contents wherever it is sitting, and if that is inside the house it stops being a plumbing bill and becomes a flooring bill.
An element, a thermostat, a valve or a tempering valve is a repair. A rusted tank is not. We tell you which one you have and do not sell you a repair that will not hold.
Like for like is not always right. If the house or the family has grown since the last one went in, we size it for what you actually use.

Hot water systems fail in a handful of predictable ways. Two minutes of checking tells you whether this is a part, a tank, or nothing to do with the unit at all.
Usually the element or the thermostat, and both are repairs rather than replacements. Check the switchboard first: hot water is often on its own circuit and a tripped breaker looks exactly like a dead unit.
Sediment building in the bottom of the tank, taking up space that used to hold water. On an older tank this is usually the beginning of the end.
That is the inside of the tank. It does not improve and it does not get repaired. Start planning the replacement rather than waiting for it.
Usually the thermostat, and on a continuous flow unit it can be the element or the flow sensor. Either way it is a repair, not a replacement.
The tank is weeping. Once a tank goes it usually goes properly, so this is weeks of warning, not years.
Not the hot water system at all. Almost always a failed tempering valve or a mixer cartridge in the bathroom, which is a much smaller job.
Under about eight years old, repair it. Over twelve with rust in the water, replace it. In between depends on the unit and where it sits, and we will tell you honestly which side of the line yours is on.
They rarely die without warning. Water that runs lukewarm and then cold, water that takes longer to heat than it used to, a unit that has started making noise, or rusty water out of the hot tap first thing.
Any one of those is a system telling you it has months rather than years. A tank that has started weeping at the base has already failed, it just has not emptied itself yet.
An element or a thermostat on an otherwise sound tank is a repair and it is the cheaper answer. So is a relief valve.
A tank that has rusted through is not repairable at any price. If yours is past about ten years and the fault is the tank itself, money spent on it is money you spend again shortly.
Systems get replaced like for like out of habit, and the house has usually changed since the last one went in. A unit sized for two people does not cope with four and a second bathroom.
We ask how many people are in the house and when everyone showers before we recommend anything. It is a five minute conversation that decides whether you run out of hot water for the next decade.
That is fine. Most people ring us with symptoms, not answers. We will help you work out what needs doing and what can wait.

Some hot water systems work has more than one sensible fix. If a smaller repair will get you through, we will say so. If it is likely to fail again soon, we will say that too, then let you choose what suits the house and the budget.

Had an issue with our 16 year old toilet leaking from underneath the pan somewhere. Called Blake & he sent Lachlan out the following morning to diagnose & quote. Lachlan gave us 3 options, which was great. We chose the middle one, which included replacing all the internals, so hopefully we should be OK for another 16 years! I called Blake to help locate a tricky water leak on our acreage property, he quickly identified multiple leaks on both the council and our side of the line and got them all fixed.
