Why this happens
A hidden leak announces itself on the water bill long before it shows up anywhere you can see. That is the whole difficulty with them. By the time there is a wet patch, the water has usually been going somewhere for months.
The common signs are a bill that jumps for no reason, a water meter that keeps ticking with every tap in the house shut off, a patch of lawn that stays green through a dry spell, or a warm spot on a tiled floor.
Where they hide depends on the house. Under a concrete slab, in a wall cavity, under a driveway, or out in an irrigation line nobody has looked at since it was installed.
The reason to find it precisely rather than approximately is money. A located leak is a small repair. An unlocated one is a driveway coming up on the chance the pipe is under it.

What actually happens on the job
Confirm there is a leak at all
Meter test first, with everything in the house turned off. If the meter is still moving, water is going somewhere. If it is not, the problem is something else and we go looking for that instead.
Isolate the section
Pressure testing narrows it down to which line is losing water, so we are not searching the whole property.
Pinpoint it
Acoustic listening gear hears water escaping through a pipe wall, even under concrete. That is what turns roughly there into exactly there.
Fix it with the smallest hole possible
Once we know precisely where it is, the repair is usually a small opening rather than a trench.

Why is my water bill so high? Seven causes people miss
A bill that jumps without anything changing almost always means water is going somewhere. Here is where it usually goes, roughly in order of how often we find it.
- 1A toilet quietly running
The single most common one. A worn flush valve lets water trickle from the cistern into the bowl day and night. It is often silent. Put a few drops of food colouring in the cistern, come back in an hour, and if there is colour in the bowl the toilet is your bill.
- 2An irrigation or garden line
A cracked poly line under a garden bed waters the soil instead of the plants, and you never see it. Very common on acreage and anywhere with a reticulation system. Turn the irrigation off at the controller for a day and watch the meter.
- 3A pool topping itself up
An auto top-up valve hides a leaking pool completely. The level never drops, so nothing looks wrong. If you have one, turn it off and mark the water level with tape for 24 hours.
- 4A leak under the slab
Water in a pressurised pipe under concrete does not surface. The signs are a warm patch on the floor, a section of tiles that never feels cold, or a faint hiss with everything turned off. This is the one worth finding properly rather than guessing at.
- 5A hot water system relief valve
The pressure and temperature valve on the side of the tank is meant to release occasionally. If it is dribbling constantly it is dumping hot water down the drain, and you are paying to heat it twice over.
- 6A dripping tap you have stopped noticing
One drip a second is about 30 litres a day. Four taps doing it is a noticeable line on a quarterly bill, and washers are the cheapest fix in plumbing.
- 7A neighbour's line, or a shared meter
In unit blocks and older duplexes the metering is not always what people assume. Occasionally the bill is high because it is not only your water.
The meter test settles it in twenty minutes: turn every tap off, note the reading, use no water for an hour, and read it again. If it has moved, you have a leak and it is worth finding before the next bill.
Work out if you have a leak
Read it off your last bill for an answer in seconds, or shut the water off and watch the meter for an hour for the accurate one. Either way you will know before you pay anybody to look.
Two numbers off your rates notice. Look for the water meter readings on page two: the kilolitres used and the days charged sit next to each other.
- Turn everything off. Taps, washing machine, dishwasher, irrigation, pool top up. No flushing.
- Read the meter. It is usually in a box near the front boundary. Black digits are kilolitres, red digits are litres. Write down every digit, red ones included, because they are the ones that catch a slow leak.
- Wait an hour. Overnight is better if you can manage it. You can close this page and come back.
- Read it again and put both numbers in below.

You might get money back
Both areas will take money off your bill if you lost a lot of water through a genuinely concealed leak. The rules are different in each, and both want a licensed plumber's invoice and report. We set the paperwork up the way they want to see it.

Why guessing is the expensive option
A hidden leak does not tell you where it is. It tells you there is one, through a bill that makes no sense, a warm patch on the floor, a wall that will not dry or a meter that keeps ticking with every tap off.
The temptation is to open up the most likely spot. The trouble is that under a slab the water travels, so the wet patch and the leak are frequently metres apart. Open three spots looking and you have paid for three repairs to concrete you did not need to touch.
What we actually use
Acoustic gear first. A pressurised pipe leaking under concrete makes a noise, and the right microphone on the slab will find it within a small area.
Thermal imaging for hot water lines, because a hot leak heats what is above it and shows up plainly on the camera.
Tracer gas for the awkward ones, where the line is too deep or too quiet for acoustics. A harmless gas goes into the line and we detect where it surfaces.
A camera for anything on the drainage side, because a leaking sewer or stormwater line is a different problem to a leaking supply line and it needs seeing rather than guessing.
What you get at the end
A mark on the floor or the wall where the leak is, a photo or a video of what we found, and a price for the repair before we do it.
If it turns out not to be a plumbing leak, which occasionally it is not, you get told that too. We would rather tell you it is a roof problem than open your slab to prove it was not us.

How do I know I have a leak?
Turn every tap off, including the toilets, and look at the water meter. If the dial is still moving, water is escaping somewhere between the meter and your house.
Do you have to dig up my yard?
That is exactly what the equipment is for avoiding. We locate it first so the repair is a small opening rather than a trench across the lawn.
Can you find leaks under concrete?
Yes. Acoustic gear hears water escaping through the pipe wall and through the slab above it. Slab leaks are one of the most common things we get called out for.
Could it be the irrigation?
Often it is, especially on landscaped blocks around Hope Island, Clear Island Waters and the canal suburbs. An irrigation line loses water into a garden that looks perfectly normal.
