Why this happens

Brisbane leaks hide differently to Gold Coast ones, because the housing is older and a lot of it is up on stumps rather than down on a slab.

In a Queenslander the pipework runs under the floor, which sounds like it should make a leak obvious. It does not. Water drips onto soil and soaks away, and the only sign is a bill that has crept up and a smell under the house that everyone has stopped noticing.

Post-war brick in Wishart, Mansfield and Mount Gravatt is a different story again. Original galvanised and early copper is at the age where pinholes start, and those pinholes are usually inside a wall.

Then there are the slab-on-ground homes from the eighties onward through Carindale, Rochedale and Springwood, where a leak under the concrete gives you nothing but a warm patch on the floor and a meter that keeps turning.

Why is my water bill so high? Seven causes people miss

A bill that jumps without anything changing almost always means water is going somewhere. Here is where it usually goes, roughly in order of how often we find it.

    A toilet quietly running

    The single most common one. A worn flush valve lets water trickle from the cistern into the bowl day and night. It is often silent. Put a few drops of food colouring in the cistern, come back in an hour, and if there is colour in the bowl the toilet is your bill.

    An irrigation or garden line

    A cracked poly line under a garden bed waters the soil instead of the plants, and you never see it. Very common on acreage and anywhere with a reticulation system. Turn the irrigation off at the controller for a day and watch the meter.

    A pool topping itself up

    An auto top-up valve hides a leaking pool completely. The level never drops, so nothing looks wrong. If you have one, turn it off and mark the water level with tape for 24 hours.

    A leak under the slab

    Water in a pressurised pipe under concrete does not surface. The signs are a warm patch on the floor, a section of tiles that never feels cold, or a faint hiss with everything turned off. This is the one worth finding properly rather than guessing at.

    A hot water system relief valve

    The pressure and temperature valve on the side of the tank is meant to release occasionally. If it is dribbling constantly it is dumping hot water down the drain, and you are paying to heat it twice over.

    A dripping tap you have stopped noticing

    One drip a second is about 30 litres a day. Four taps doing it is a noticeable line on a quarterly bill, and washers are the cheapest fix in plumbing.

    A neighbour's line, or a shared meter

    In unit blocks and older duplexes the metering is not always what people assume. Occasionally the bill is high because it is not only your water.

The meter test settles it in twenty minutes: turn every tap off, note the reading, use no water for an hour, and read it again. If it has moved, you have a leak and it is worth finding before the next bill.

A raised house is easier to inspect and harder to read. Pipework runs through a subfloor that is open to the weather, so a wet patch of ground down there might be a leak or might be last week's rain.

This is how most leaks announce themselves. Nothing changed in the house and the bill went up, sometimes by a lot. A leak on the supply side runs twenty four hours a day and never shows itself.

Had an issue with our 16 year old toilet leaking from underneath the pan somewhere. Called Blake & he sent Lachlan out the following morning to diagnose & quote. Lachlan gave us 3 options, which was great. We chose the middle one, which included replacing all the internals, so hopefully we should be OK for another 16 years! Both Blake & Lachlan were great to deal with & Lachlan did a great job - definitely better than the original installation, which looked a bit dodgy! Happy to recommend.

Absolutely amazing service from the moment I got in touch with them, and in particular Blake. I explained to him my issue and he took the time and effort (completely unprompted) in providing steps of how he would tackle the problem. When it came time to actually have the issue physically looked at, Lachie gave me a call and let me know how far away he was; he arrived promptly and on-time, and was able to very quickly diagnose and provide a solution. I was quoted on the spot and not pressured whatsoever to have more things looked at than I needed to, which I very much appreciated. While I've got my fingers crossed to not have any further short-term issues with my property's plumbing, I'd wholeheartedly recommend these guys and gals to anyone willing to listen. I'm sure there are many other great plumbing businesses around the Gold Coast, but for my money I'd much rather support a local family-owned business providing a very honest and transparent service, who also aren't looking to bleed your wallet dry.

I called Blake to help locate a tricky water leak on our acreage property, he quickly identified multiple leaks on both the council and our side of the line and got them all fixed. He kept us informed every step of the way, and was incredibly responsive and professional, and a genuinely nice person. I have a Queenslander. Where do leaks usually turn up?

Under the floor, at the old joints, and in whatever was left in place when the bathroom was last renovated. Under-house pipework is often decades older than the house looks.

What is the average cost of leak detection?

Detection starts from $299 for acoustic work, with nothing charged for turning up. We read the meter and pressure test first, because a fair share of these calls turn out to be irrigation or a pool rather than anything inside the house. Finding it and fixing it are priced apart, so you are never agreeing to a repair before anyone knows what that repair is.

The bill went up but nothing is wet. What now?

Meter test with everything off. If it moves, water is escaping. From there it is pressure testing and acoustic gear to find exactly where.

Do you cover the northside?

We run out of Wishart, so the southside, the eastern suburbs and the inner city are our regular patch. Ring and ask for anywhere else, we usually still get there.

Can you find it without digging?

Yes. Locating precisely is what keeps the repair to a small opening instead of a trench.
