Hot water systems rarely die without warning. They go lukewarm, or they run out halfway through a shower, or you find a rusty puddle underneath. Those are the weeks before the failure, not the failure itself.
Most electric storage units last somewhere between eight and twelve years. Near the water it is less. Salt air along the Broadwater, Mermaid Beach and the canal suburbs takes years off a unit that would have been fine ten kilometres inland.
Water quality does the rest. The sacrificial anode inside the tank is designed to corrode so the tank does not, and once it is gone the tank starts rusting from the inside. Nobody ever replaces one because nobody knows it is there.
The other pattern we see is whole streets going at once. Estates like Pacific Pines and Upper Coomera were built in a short window, so the original units all reach the end of their run within a year or two of each other.
An element, a thermostat or a valve is a repair. A rusted tank is not. We tell you which one you have, and if it is not worth fixing we say so instead of selling you a repair that buys three months.
Replacing like for like is not always right. If the house has grown or the family has, we size for what you actually use now.

Hot water systems fail in a handful of predictable ways. Two minutes of checking tells you whether this is a part, a tank, or nothing to do with the unit at all.
Usually the element or the thermostat, and both are repairs rather than replacements. Check the switchboard first: hot water is often on its own circuit and a tripped breaker looks exactly like a dead unit.
Sediment building in the bottom of the tank, taking up space that used to hold water. On an older tank this is usually the beginning of the end.
That is the inside of the tank. It does not improve and it does not get repaired. Start planning the replacement rather than waiting for it.
Usually the thermostat, and on a continuous flow unit it can be the element or the flow sensor. Either way it is a repair, not a replacement.
The tank is weeping. Once a tank goes it usually goes properly, so this is weeks of warning, not years.
Not the hot water system at all. Almost always a failed tempering valve or a mixer cartridge in the bathroom, which is a much smaller job.
Under about eight years old, repair it. Over twelve with rust in the water, replace it. In between depends on the unit and where it sits, and we will tell you honestly which side of the line yours is on.
A standard electric storage tank is usually good for eight to twelve years. On the Gold Coast, closer to the water, take a couple off that. Salt in the air works on the fittings, the valves and the tank's external metalwork, and a unit that would run fifteen years out at Nerang can be finished in eight at Labrador or Paradise Point.
That is not a sales line, it is why we ask where you are before we tell you what to expect.
First, the hot water runs out faster than it used to. That is sediment building in the bottom of the tank taking up space that used to be water.
Second, rusty or discoloured water first thing in the morning. That is the inside of the tank, and it does not improve.
Third, a damp patch at the base that never quite dries. By the time you see that, the tank is weeping and the question is weeks, not years.
None of those are emergencies on the day you notice them. All of them become one if they are ignored until the tank lets go, usually on the coldest morning of the year with a house full of people.
Under about eight years old with a failed element or thermostat, repair it. Those are cheap parts and the tank has life in it.
Over about twelve, with rust in the water, replacing it is the honest answer. Putting a new element in a tank that is rusting through is money you will spend again shortly.
In between it depends on the unit and where it lives. We will tell you which side of the line yours is on, and we will tell you if repairing it is the better deal even though replacing it is the bigger job for us.
